If their annual family income is 80% or less of the area median income (adjusted for family size) they could receive up to $5,000 to use as part of their downpayment or closing costs. Here’s how it works: They agree to live in the home. They agree to successfully complete a homeownership counseling program. They agree to use at least $500 of their own money towards the purchase of their home. (Conventional loans minimum 3% of borrowers own funds, no grants, gifts, etc.) For every $1 they contribute towards the purchase, the program will provide $3, up to a maximum of $5,000. They agree to obtain their mortgage from Advance Bank. They agree to sign a five-year retention deed.
